Background

I started Feldman Commercial to work a purchase in the order that actually matters: financing, tax treatment, tenant credit and exit first, purchase price and cap rate last. I trained as a CPA at PwC before I moved into brokerage, so that is the sequence I know how to run.
I founded Feldman Commercial after more than a decade advising owners, investors and retailers on commercial real estate transactions at Legend Partners and JLL.
My work spans buyer representation, investment sales, acquisitions and retail advisory, with a national acquisition practice focused on real estate that can produce significant bonus depreciation.
That CPA background continues to shape how I represent buyers: purchase price and cap rate are only part of the transaction. I look at the full financial picture — financing, tax treatment, tenant credit, real estate quality and exit flexibility — because any of those can change your outcome.
I have advised on more than $300 million of commercial real estate transactions, ranging from single-tenant net-lease assets and shopping centers to gas stations and larger acquisition portfolios.
For buyers focused on bonus depreciation, my role is not to provide tax advice. I work alongside the buyer’s CPA and counsel to identify properties that fit the objective, review the real estate and tenant, structure the transaction and execute through closing.
